Do I need planning permission?

Depending on the work you are doing you might need to get planning permission or building regulation approval, or both.

It is important to find out if you need planning permission or building regulations before you make improvements or changes to a property.

Not all works need planning permission, some works can be undertaken using permitted development rights which allow householders and other developers to carry out certain development without needing to submit a planning application.

Please be aware that some properties may have had some or all of their permitted development rights removed through a planning condition, normally on the original planning permission for the property, but sometimes on later applications.  You can check the planning history of a property on the council's website. Apartments, maisonettes and flats do not have the same permitted development rights as houses.

Consent may also be needed under building regulations and advice on this can also be found using the Planning Portal website.
